This residential addition is situated near the beach in the Oceano area of San Luis Obispo County, California. The design, provided by Jeffery Lentz, Architect, allowed for ocean views from every room in the upper level.

Highly expansive saturated soils, severe seismic load conditions and the strict confinements of a small coastal lot were just a few of the challenges faced with the design of this project. For this particular project, the scope of the forensic investigation services included working with the home owner's insurance company to effectively justify the improved foundation system.

However, through a variety of structural solutions including deepened footings, Simpson Strong Walls and working closely with the project contractor, the project was brought from a drawing through to construction.
