Joe's Place, a local breakfast and lunch hot-spot, recently moved into the old Lolo's restaurant building off Spring Street in Paso Robles. MW Architects, Inc. of San Luis Obispo performed the commercial Tenant Improvement (TI) design services, working to upgrade the layout and accessibility of a structure that was originally built as a residence and over the years had been remodeled with various small additions and layout changes. Project Challenges & Solutions
The older style of original construction, complete with a conventional low-pitch cut and stack roof system and a raised floor framed over a small basement area, required structural improvement at all the new HVAC and commercial equipment areas as well as at the remodeled exterior south facing wall line.
Whereas remodeling a newer building can allow the structural engineer to make fairly accurate assumptions regarding the nature of the original construction, the older homes in Paso Robles all have their own unique characteristics and every framing improvement and seismic tie-down demands its own special set of construction detailing.
