Commercial Development - Agape Church
Agape Church, located at the foot of Bishop's Peak in San Luis Obispo, California, decided to expand their church campus to include a new multipurpose building. The project design, provided by MW Architects, Inc., utilized a two-story pre-manufactured metal building structure to enclose the new gym, classroom, office and socializing areas.
A unique aspect of this project's design-build process was that the building was to be constructed in phases, with significant durations estimated between each phase.

Project Challenges & Solutions
For the purpose of design, it was estimated that a year would pass between the completion of the foundation and the subsequent erection of the metal building. The structural design work addressed the safety concerns involving the column and building anchorage bolts sticking out of the slab, by providing recessed seats for the building columns to fit into. In the interim between the foundation completion and the building construction, the recessed seats and bolts were to be packed in sand and capped with a 3" thick layer of non-shrink grout that would be removed prior to setting the metal building columns.
